Albania's climate
Lying in somewhat of a transitional zone between the Mediterranean and Eastern climates, Albania's weather can be varied. Winters can be harsh, with heavy rainfall, followed by dry, hot summers (sometimes reaching 300 days of sunshine), especially on the coast. Rainfall tends to be far heavier and the climate colder in the interior mountain ranges.

As the Capital city, Tirana is a perfect example of Albania - dominated by the vast Skanderbeg square, it's a mixture from looming government buildings to the tiny Et'Hem mosque. Albania boasts around 200km of coastline and many beaches, and although travel to these may be difficult at present major improvements are being made to the country's infrastructure.

Mother Teresa Airport is located around 16 miles North-West of the capital, Tirana.

Buying property in Albania
Quoted by some as the 'last frontier of European property', Albania is well behind its neighbours in terms of its market, and has been largely overlooked by investors. However, with little structure in place in terms of pricing, and an absence of many of the normally associated property taxes there is opportunity for strong returns.

As Albania has increased in popularity as a tourist destination, and more funding has been marked for improvements across the country, prices are likely to increase in the future. New coastal and holiday properties are being built, particularly around Saranda (and as a good indication prices are currently around half those of Corfu, which is only 20 minutes away), although inland properties near to and in Tirana itself are also popular.

Destination Hot Spots

Tirana
Albania's capital city is currently seeing a vast amount of re-development and improvement. With the Albanian property market still in its infancy, property in the city could be ideal for the patient investor. Available property is in short supply at the moment, although with the government keen to bring in foreign investment this is likely to change.

Saranda
Situated on Albania's southern coast, Saranda is likely to be the next major location for investors after Tirana - and is already seeing extensive construction of new holiday properties. Like the rest of the country, property in Saranda is still cheap compared to similar locations in other countries. Although travel to and from the coast is difficult at the moment, the government are again investing in extensive improvements.
