To what extent is the general property market slow down in Spain affecting property in Nerja?
Whether it is seen as a benefit or otherwise, Nerja has for some years been in a midground position. It is neither on one side, bursting with new ritzy developments, nor
is it by any means an unchanging backwater where time stands still. It is the centre of a thriving year-round farming country. The population of the inland villages is essentially Spanish but has welcomed many English families who have made it their home. This has had a calming effect on price fluctuations which have been less than in other areas.

How has the Nerja property market changed in recent years for UK buyers?
Thirty-plus years ago buyers came mainly for the sun and the sea, having enjoyed a seaside holiday in Nerja. The significant change is that buyers are coming for holiday
and retirement based upon much more knowledge of the area, and they tend to look slightly inland where they can get more land and more property for their money.

Do you think that property in the area currently represents a good investment?
My 22 years of experience has shown time and again that long term capital growth is dictated by location. In the Nerja area the ground is mountainous, limiting the number of houses that can be built in any one place, while the attractive features are the old town of Nerja and the sea. Where houses are being built, their investment potential is being protected.

If you were to invest in Nerja, what type of property would you put your money in?
Property is a long term investment. If bought for the combined objects of personal enjoyment and financial investment one must take note of one's own changing activities as the years pass and also of likely changes in the surrounding area. For these reasons, there is a compelling argument for buying a 5,000-square-metre plot with a two to three-bedroom house just outside a village and some 20 minutes from the coast. The proximity to the village would suit me in years to come, when perhaps I shall wish to
avoid long car journeys, while the proximity to the coast will ensure that my grandchildren will want to continue to visit me! The 5,000 metre plot will always provide a buffer.

What attractions does Nerja offer to those who own a home there?
A climate mild in summer but warm in winter; beautiful mountain scenery, often with sea in the background; a fascinating historical past represented by ancient castles;
towns and villages with friendly people; and plentiful restaurants. For the active, there is golf, marinas and all manner of sports.
