The best region for renovation properties in France is Brittany, in particular the Morbihan away from the coast, in the countryside around Josselin.
What are the laws and regulations surrounding the renovation of French buildings by foreign nationals?
The rules and regulations surrounding the renovation of French buildings is applicable to all nationalities, no distinction is made between French and foreign owners. Planning permission has to be applied for if an owner wishes to change the external appearance of a property, ie. put in new windows or doors.
On average, how much do people spend renovating old French properties?
If you wish to renovate a stone cottage which is no more than a shell into, say, a two-bedroom property with a kitchen and bathroom, plus a living/dining-room, then you should allow 50,000 euros to cover all the work by local artisans.
When employing a surveyor what are the main structural issues they should check and address in their report?
The surveyor should check the walls and roof, the woodwork to see if it has been treated, plus the electrics and the plumbing. If the property is not connected to mains drainage the septic tank will also need to be checked.
What are the main problems foreign nationals face with French renovation projects?
One of the main problems encountered by British buyers is the different electricity supply. All work should be done by French artisans.
What advice would you give to property buyers thinking of getting involved with a French renovation project?
My advice for buyers would be to go for it but be realistic, do your costings and, if you do not live nearby, employ a project manager. An English/French dictionary of building terms would also be helpful.
Do renovated properties require significantly higher levels of maintenance than newer properties?
Professionally renovated properties should require no more maintenance than a newer property.
