Property in India ready to Goa
Prices for property in India, particularly in the popular tourist area of Goa, are expected to soar over the next few years, writes Lana Clements.
According to Bob Kainth Managing Director of Blue Beach Holiday Homes, "Tourism in this region alone is now exceeding 2.5 million visitors per annum. This increased tourism, coupled with a good climate, superb infrastructures and a strong rental market has helped the Goa property market become recognised on the international stage. Over the next five years I expect property prices in Goa to rise by at least 75 per cent." India's swelling middle classes will also help drive property market demand.
Property in India can currently be bagged for extremely low prices, with beachfront apartments available for as little as £5,000. Now that property in Goa is receiving more publicity, demand from overseas buyers is - not unsurprisingly - beginning to take off. "We have seen increased enquiries for property in Goa, and I believe this is a reflection of the good value properties that are on offer," reports Derek Keith from Smarthomes International.
However, there are certain criteria which British property hunters will need to meet in order to buy property in India. Steve Wood, Chairman of Goa Property Sales, says there are three ways for British citizens to purchase property in India. Firstly, buy a property with a five-year leaseback scheme (where the property is immediately leased back to the developer or affiliated managing agency for them to handle rental of the property); Secondly, gain residential status; and thirdly, invest in the country by managing an Indian Limited Company. Wood comments, "We advise people to follow the third option, and can arrange the situation for clients quite easily."
If you are looking to buy property in India, Goa seems to be the area with the most developments suitable for the international investor. Braganza World in Siolim is one such option. The complex has three pools, one of which is Olympic size, jacuzzi, badminton court, gym and spa. There is also a shopping area, restaurant and bar. The properties feature a living room, kitchen/kitchenette, shower-room, double bedroom and balconies. Prices start from £5,520.
If you are looking for leaseback property in India, Greeenwood Meadows is currently on the market in the small town of Candolim, near Calagunte and Anjuna. The gated development is comprised of one-bedroom apartments varying in size. The centrepiece of the development will be a swimming pool, but there will also be an on-site clubhouse and restaurant. Prices start from £19,000.
