Libyan property going green
Everything is now in place for the launch of Green City, the first and most ambitious resort development in the Libyan property market, 70 kilometres from the capital, Tripoli, writes Denise Kirtley.
Green City is located on white sandy unspoilt beaches stretching from the mouth of the Green River for 2.7 km along the Mediterranean coastline. The temperatures along the coast are temperate and range from 8 to 30 degrees centigrade.
Landbank, the owner, has been granted 99-year lease by the Libyan government on the 612-acre site. All planning permissions and licences are in place, granted in January 2007. A dual carriage way leading from the main highway to the site is near completion.
The resort incorporates nine four- and five-star hotels, two of which will be managed by Hilton and Conrad. Further facilities will include shopping malls, a private hospital, health clinics, tennis, sport centres, luxury spas, an equestrian club and the first international non-sand golf course in Libya. Green City will provide a yacht marina with an island conference hall as its centrepiece. The street design of Green City will allow for a Monaco-style Formula 1 or A1 circuit.
Minarosa, marketed by Humberts Leisure, is phase one of the residential housing. Italianate-style villas will be developed around the second boat marina and incorporate a myriad of islands all exclusively designed for the 160 individual three and four bed villas with their own private jetty and berth. A further 40 luxury five- and six-bedroom Romanesque style villas are available along the shoreline.
In keeping with the grand design, a further 160 apartments are available in ten low-rise blocks divided by beautiful gardens.
All structures emphasise eco-friendly features. The ambience of the resort will be created by green parks and landscaped open areas. The architecture will be enhanced by introducing Roman features featuring an open air amphitheatre suitable for concerts, operas and music events.
This range of features, however, means that abodes in this particular Libyan property development do not come cheap. Prices start from £168,000 for a two-bed, 1,400-metre-square apartment, to £470,000 for a five-bed penthouse with 5,000 square metres of space. Villas range in price from £370,000 to £841,000.
The government sees Green City as a global showcase scheme and are committed to its success supporting the focus now on Libya's growing tourist and leisure industry. The ancient Roman city, Leptis Magna, an UNESCO World Heritage site, lies 70 kilometres to the west of Green City.
To quash any fears of possible political upheaval and its impact on the investor in this Libyan property development, Landbank is issuing political risk insurance on all investments and contracts.
