TGV extension to benefit Brittany property
Hanna Lindon discovers why the relatively quiet Brittany property market could soon be set for an explosion.
If investors were in any doubt as to the consequences that the planned TGV extensions would have on affected property markets, they were laid to rest earlier this month. The new TGV East service has been opened, cutting travel times from Paris to Strasbourg by nearly half – and experts say that property prices have already begun to rise in Strasbourg and the en-route towns of Reims and Colmar.
In the light of these developments, it is easy to predict the effect of planned improvements to the TGV network in Brittany. The Brittany property market, which Karine Chaumont of Francophiles describes as "very quiet at the moment" should experience a major boost. Property in the coastal Brittany port of Lorient is likely to be particularly affected by the improvements, which should come into play on the TGV line in around five years time.
If you're looking to take advantage of Brittany property before the rush, there are a number of leaseback opportunities available in the region. One example is the Cap Frehel property development, situated on the Emerald Coast of north-eastern Brittany. The property development is 700 metres from the beach, and features a swimming pool, sauna, steam room and an eight-hole golf course. Apartments start at 156,573 euros, and have a lease length of nine years. There are guaranteed annual yields of 3–4 per cent.
If you would prefer a property in Brittany with a little more je ne sais quoi, then Francophiles is offering a large selection of older, recently renovated models. A delightful five-bedroom detached house overlooks the sea near Audierne (pictued), and well set back from the road; it is priced at 441,000 euros. The Brittany town of Quimper, with its TGV station and airport, is approximately a 30-minute drive.
As Brittany property is likely to increase in value over the next five years, it is certainly a case of getting your investment in early to beat what could be a growing demand.
