The future is bright for properties with good transport links in the Alpes-Maritimes department of France, according to French property experts Maison Individuelle.

It is little wonder either, as this area of the south of France includes popular destinations Cannes, Nice and Antibes, and enjoys over 300 sunny days per year.
 
Much of the available property is situated on the coast in the form of apartments, penthouses and studios and as a whole, the south of France continues to attract considerable attention from investors.
 
"The property market for the popular areas of the South of France are still very much in demand following a slowing down of property prices," says Gordon Roughan, the Managing Director of Maison Individuelle France. "We are seeing around five per cent capital growth in general with rental yields of four to six per cent, depending on the area and close proximity to the coast.

"The other big change in the market since we first started dealing with property in the Alpes-Maritime is the demand for newer property within an hour's drive of airports, and even less if possible to make a long week-end possible. Access to good public transport, market, shops and restaurant are also top of the list. This is a big change even over the last five years
 
However, those who do not have the finances to buy in Cannes, Nice or one of the other expensive areas along the Mediterranean coast of Alpes-Maritimes should not despair as this diverse Department offers more than just sea and an annual film festival. Inland property in the department is cheaper than the coast and offers much in the way of attractions.
 
Just an hour and a half's drive from the coast you reach a different world entirely. The scenery changes from bustling beaches to the unspoilt forests, peaks and gorges of the Mercantour National Park.
 
This region still offers investment potential as it is within reach of the beachside lifestyle but will also appeal to the more adventurous tourist. The area has a far-reaching network of paths, pretty scenery and activities including canyoning, rock-climbing, mountain biking and paragliding for the ultimate views.
 
Roughan also highlights neighbouring regions as well worth considering for investors. "The Var has become one of the most popular destinations for French and European purchasers with its beautiful coast line, top locations for festivals and ease of access. The area between St Raphael and Toulon is the centre of purchasers attention at the moment, including some of the villages and towns of Antibes, St Maxime, Grimaud, Cavalaire, Frejus and Mandelieu."
