The province of Huelva on Spain’s Costa de la Luz receives five times more sunlight than northern Europe – an attractive proposition for overseas property buyers, writes Jo-ann Hodgson

Huelva, on Spain's most south-westerly coastline, has the highest average number of clear days in Spain at 156, annual temperatures averaging 18.6 degrees Centigrade and approximately five rain-free months a year.

Capitalising on Huelva's natural appeal, developers have invested in the construction of nine golf courses, six marinas – with a further four in the pipeline – and thousands of properties in the area. There is little threat of overdevelopment, however, as a natural park protects one third of the province.

"Beachfront property will always retain its value as there is constant demand for this coveted location whereas supply will always be finite," says Andrew Benitz, Director of Costa de la Luz property agents Titan Properties. "Huge swathes of the Costa de la Luz are backed by protected sand dunes and pine forests and therefore prohibited to build on further reducing supply and consequently property located closer to the beach will always sell at a premium."

Although domestic tourists make up 82 per cent of visitors to the Costa de la Luz province, international tourists and property buyers are quickly catching on to the potential of Huelva and making good use of the proliferation of budget airlines delivering northern Europeans to nearby Faro and Seville international airports.

Titan Properties is currently marketing two developments on the Costa de la Luz to overseas property buyers.

The first features two-bedroom, two-bathroom apartments within the golf resort of Costa Esuri, starting from 177,000 euros (approximately £123,500). The Sea & Sun Residencial gated community (pictured) affords views across the golf resort and the suspension bridge spanning the Guadiana River and linking Spain to Portugal.

The apartments and penthouses, arranged across three storeys and ground floors, have private gardens whilst terraces are a feature for the remainder. Fully fitted kitchens, marble flooring, hot and cold air-conditioning and double glazing also come as standard.

The resort also has access to swimming pools, a wellness centre with gym, spa, padel tennis courts, a children's play area and two 18-hole championship standard golf courses designed by José Canales.

Comprising one- and two- bedroom apartments and two-bedroom penthouses, the second Costa de la Luz property development, Hoyo 19, also has access to golfing facilities. Boasting private terraces and balconies, underground parking and landscaped gardens with a feature swimming pool, the properties are located near Nuevo Portil Golf Resort, featuring an 18-hole golf course. Off-plan prices start from 156,000 euros (approximately £108,000 with payment terms of 20 per cent at private contract and 80 per cent upon completion in 2009.
